Zebra Blinds or Roller Blinds: Which Suits a Malaysian Condo?

In most Malaysian condos, zebra blinds suit the living room and study, while roller blinds suit bedrooms and hot west-facing glass. A zebra blind slides two striped layers of sheer and solid fabric past each other, so you can switch between filtered daylight and privacy without raising it. A roller blind is a single sheet of fabric, so the fabric you choose decides the job, from see-through screen to full blackout.

Key takeaways
- In a condo, zebra blinds suit living rooms and studies; roller blinds suit bedrooms, kitchens and hot west-facing glass.
- A zebra blind's two striped layers slide between filtered daylight and privacy, but it is not a blackout blind.
- A roller blind is only as good as its fabric: blackout in side channels for a dark bedroom, a screen fabric to keep the view and cut glare.
- In high-rise buildings, direct sun through windows can be 75% to 85% of the heat gained through the outer shell, says the Malaysian Institute of Architects (PAM).
- The US Consumer Product Safety Commission says about nine children under 5 die every year in the US from window covering cords, and that only cordless coverings eliminate the hazard.
What is the difference between zebra blinds and roller blinds?
A roller blind is one flat sheet of fabric that rolls up around a tube, while a zebra blind is a double layer of alternating sheer and solid stripes. You control a roller blind only by how far you lower it, and its fabric decides how much light gets through. You control a zebra blind by how far you lower it and by how its stripes line up.
Promolink's zebra blinds are double-layered, made of alternating horizontal opaque and sheer fabric stripes. Hunter Douglas, the window-covering maker, calls zebra shades (also known as layered or banded shades) a spin on a standard roller shade
(Hunter Douglas). Line the solid stripes up behind each other and the sheer stripes diffuse the daylight; slide the solid stripes over the sheers and the blind gives privacy.
A roller blind's range comes from its fabric. Promolink's Silent Gliss roller blind systems take fabrics from translucent to blackout
. Its roller range also includes laser-cut roller blinds, a blackout roller blind with side guides, and outdoor roller blinds.
Zebra blinds vs roller blinds: how do they compare, point by point?
Zebra blinds win on flexible daytime light and privacy and on a softer, textured look, while roller blinds win on darkness, heat-blocking fabric choice and easy cleaning. Most condos are best served by a mix of the two, chosen room by room.
| What matters in a condo | Zebra blinds | Roller blinds |
|---|---|---|
| How you control light | Slide the stripes: solid lined up to filter light, solid over sheer for privacy | Raise or lower one sheet; the fabric sets the light |
| Daytime privacy with a view | Built in: the sheer stripes filter the view in | Needs a screen fabric; more openness, more view, less privacy |
| Darkness for sleep | Filters and dims; not blackout | Blackout fabric in side channels |
| Heat on west-facing glass | Double layer helps when closed | Low-Ts, high-Rs or metallised fabric |
| Look and style | Striped and textured; Promolink calls its zebra blinds modern | Flat and minimal; laser-cut for a feature window |
| Cleaning | Two layers to dust | One flat sheet |
| Operation | Depends on the model; motorised versions exist | Spring, chain, battery or electric (Promolink's Silent Gliss range) |
| Best rooms | Living room, dining area, study | Bedrooms, kitchen and yard, west-facing glass, balcony (outdoor) |

Which gives better privacy in a high-rise condo, by day and by night?
By day, a zebra blind gives the easiest privacy with a view: its sheer stripes soften the view into the room while you can still see out. At night, slide the solid stripes over the sheers, or use a roller blind in dim-out or blackout fabric. Screen and sheer fabrics are mainly a daytime privacy tool.
Louvolite describes the two looks of its striped Vision blind: with sheer and solid stripes both showing, it gently filters and softens daylight
; with only solid stripes showing, it provides full privacy
(Louvolite Vision blinds). Hunter Douglas adds that the bigger the band height, the greater your exterior view. A living room facing a neighbouring block keeps its daylight while the sheers filter the view in.
A roller blind handles privacy through its fabric. Norman, a US shade maker, defines a screen fabric's openness factor as the percentage of open space in the weave: higher gives better outward visibility, lower gives more privacy. It adds that roller shades, especially blackout ones, are better than solar (screen) shades for privacy at night (Norman).
Zebra or roller blinds: which keeps a sun-facing condo room cooler?
For hot west-facing glass, choose a roller blind in a heat-reflecting fabric: it covers the whole window with one sun-blocking layer, chosen by its heat figures. A zebra blind's double layer helps when closed, but when open its sheer stripes let the sun through. On a balcony, an outdoor blind stops the sun before it reaches the glass.
In a Malaysian condominium, the windows, not the roof, let in most of the sun's heat. PAM notes that in high-rise buildings, heat from direct sunlight through windows can be 75% to 85% of the heat gained through the building's outer shell, depending on how much of the wall is glass (PAM practice note on solar shading). Malaysia averages about 6 hours of sunshine a day (MetMalaysia), so shading a sun-facing window is a daily job.
For a hot window, Promolink advises fabrics with a low solar transmission (Ts) value and a high solar reflectance (Rs) value, and notes that metallised fabrics have an aluminium backing which significantly increases heat reflection (heat, light and glare fabrics). Promolink's zebra blind page says the double layer acts as an extra barrier, reducing heat. Our guide to keeping a hot room cool with curtains and blinds goes deeper on outdoor and indoor shading.
In a condominium, check with your management body (JMB or MC) before fitting anything outside the window. Where it is allowed, Promolink's outdoor roller blinds are made for maximum shading with minimal window obstruction.
"We did outdoor blinds for our balcony and it really helps reduce heat in the afternoon."

Can zebra blinds black out a bedroom?
No. A zebra blind is made to filter and dim light, not to black a room out. Some makers offer room-darkening zebra fabrics, but Louvolite advises pairing its striped two-layer blind with a blackout blind for optimum use. For a bedroom that must be dark, choose a blackout roller blind, ideally in side channels so light cannot leak around the edges.
The weak point of any blackout blind is its edges. Lutron, a shading control maker, says aluminium side channels help eliminate light leaks at the sides
of motorised and manual roller shades (Lutron side channels). Promolink makes a blackout roller blind with side guides for this job, and describes its Silent Gliss dim-out blind systems as total room darkening for bedrooms.
Are zebra or roller blinds easier to clean?
Roller blinds are easier to clean, because a roller blind is one flat sheet of fabric you can dust or vacuum in a few strokes. A zebra blind has two layers with a gap between them, so there is more fabric for dust to settle on and cleaning takes longer.
For its banded (zebra) shades, Hunter Douglas advises: Vacuum gently using the brush attachment on any vacuum cleaner
, or use compressed air or a hairdryer on the non-heat setting. It warns that magnetic dusting mitts damage the backing of light-dimming fabrics (Hunter Douglas care advice).
Are zebra or roller blinds safer for young children?
The safest choice is a blind with no pull cord or chain: a motorised zebra blind, or a spring, battery or electric roller blind. For a looped chain or cord, the US Consumer Product Safety Commission (CPSC) advises anchoring the loop taut to the wall or floor and moving cots and beds away from the window. That reduces the risk; only cordless removes it.
"Cordless window coverings are the only option to eliminate the strangulation hazard."
US Consumer Product Safety Commission, Window Covering Safety Education Center
The CPSC says about nine children under 5 die every year in the US from strangling in window covering cords, and a child died in 48% of the more than 200 cord incidents involving children up to 8 it counted from 2009 to 2021 (CPSC, October 2022).
Promolink's Silent Gliss roller blinds come in three versions with no pull cord or chain: spring, battery and electric. Silent Gliss says its spring roller blind is inherently child safe by design
(Silent Gliss), and its SG 4900 spring system takes blinds up to 2 m wide with a 3 m drop (SG 4900). The battery SG 4955 goes up to 2.4 m wide and the electric SG 4985 up to 5 m. Silent Gliss says all its systems meet EN 13120 (Silent Gliss child safety), the European standard for internal blinds (DIN). See our guide to motorised curtains in Malaysia.
Which blind suits each room of a Malaysian condo?
Choose zebra blinds for the living room, dining area and study, and roller blinds for bedrooms, the kitchen and yard, and hot west-facing glass. Zebra blinds earn their place where you want daylight and privacy together; roller blinds earn theirs wherever darkness, heat or easy cleaning matters more than a soft, textured look.
In a study, a zebra blind softens the daylight, and a screen roller blind also cuts glare: Norman notes solar shades are commonly used in offices to reduce glare on computer screens. In a child's room, choose a blind with no pull cord or chain.

Frequently asked questions
Do zebra blinds block heat?
Partly. Promolink says the double-layered design of its zebra blinds acts as an extra barrier, reducing heat. That barrier is strongest with the solid stripes closed over the sheers; with the stripes open, sunlight passes through the sheer stripes. For hot west-facing glass, Promolink advises fabrics with a low solar transmission (Ts) value and a high solar reflectance (Rs) value.
Can zebra blinds be motorised?
Yes, motorised zebra blinds exist. Louvolite, a UK blind maker, offers its striped two-layer Vision blind with motorisation as well as chain, cord and crank control. A motor also removes the looped chain, which matters in homes with young children. Ask Promolink whether the zebra blind you choose can be motorised.
Can you see through roller blinds at night?
It depends on the fabric. A screen roller blind keeps a view out by day, and the higher its openness factor, the more you can see through it. For privacy at night with the lights on, choose a dim-out or blackout fabric; Norman, a US shade maker, says roller shades, especially blackout ones, are better than solar shades for privacy at night.
Can I have a zebra blind and a blackout blind on the same window?
Yes, two blinds can share one window. Louvolite sells a double bracket that combines two blinds in one system, and advises pairing its striped blind with a blackout blind for optimum use. The zebra blind handles daylight and privacy, and the blackout roller blind behind it darkens the room at night. Ask Promolink whether your window has room for both.
How do you clean zebra blinds?
Vacuum them gently with the brush attachment, or blow the dust off with compressed air or a hairdryer on the non-heat setting, as Hunter Douglas advises for its banded (zebra) shades. Do not use a magnetic dusting mitt on light-dimming fabrics, because it damages their backing. Check the fabric's care guide before using any water.
